Quantity Surveyor
Job Summary
- The Senior Quantity Surveyor at Popville Luxury Homes Limited provides strategic technical leadership and operational oversight for the project’s total commercial health.
- This role is responsible for the precision of material take-offs, on-site physical valuations, and the overarching budget management of luxury developments.
- As a senior leader, this individual ensures that technical execution on-site aligns with the project’s financial targets, managing risks through rigorous site inspections and cost-to-complete reporting.
- The role demands an expert-level understanding of construction methodology, cost engineering, and project lifecycle management, serving as the final technical authority on all site-related financial disbursements.
Key Responsibilities
Technical Measurement & Bills of Quantities (BoQ):
- Precision Take-offs: Conduct detailed material take-offs from architectural and structural drawings to produce accurate Bills of Quantities.
- Scope Definition: Collaborate with the design team to ensure all site requirements are captured before projects move to the procurement phase.
- Rate Analysis: Establish the “Base Rate” for site activities (e.g., excavation, formwork, finishes) to guide the Junior QS in procurement negotiations.
On-Site Valuation & Certification:
- Work-in-Progress (WIP) Verification: Physically inspect and measure work completed on-site to verify that sub-contractor claims are accurate and reflect actual progress.
- Interim Valuations: Approve and sign off on payment certificates generated by the Junior QS, ensuring payments are only made for work that meets Popville’s luxury quality standards.
- Material Reconciliation: Monitor on-site material usage to prevent waste, theft, or over-ordering.
Cost Engineering & Financial Reporting:
- Cost-to-Complete (CTC): Provide monthly reports forecasting the remaining spend required to finish the project.
- Budget vs. Actual Analysis: Identify variances between the initial budget and actual site costs, implementing corrective actions immediately if costs overrun.
- Cash Flow Management: Consolidate site data with the Junior QS’s procurement data to provide the CEO with a holistic project cash flow forecast.
Variation & Change Management:
- Technical Evaluation: Assess the technical impact of any site variations or design changes and provide a cost implication analysis.
- Negotiation of Extras: Lead negotiations on complex site variations that fall outside standard contract rates.
- Risk Mitigation: Proactively identify technical risks on-site (e.g., soil conditions, structural changes) that could impact the project’s financial bottom line.
Strategic Leadership & Mentorship:
- Supervision: Provide direct supervision to the Junior QS, ensuring that the contracts and procurement strategies align with site realities.
- Quality Assurance: Ensure that the “Value for Money” principle is upheld across all site operations.
- Stakeholder Liaison: Act as the primary point of contact for the CEO and external consultants regarding the project’s financial status.
Qualifications
